GENERAL CONDITIONS OF SALE

Applicable Legal Framework:

Kleidos BNB is the brand owned by the company LCMK, registered with the Versailles Trade and Companies Register under number B 949970834, with its headquarters located at 1, Impasse de la Mairie, 78200 Flacourt, France.

As such, it offers furnished accommodation services.

These general terms and conditions of sale apply to all bookings made within our establishments (referred to as "apartments," "accommodations," or "lodgings"), subject to the status of "serviced residences" or "tourist residences," composed of furnished accommodation units allowing temporary and incidental stays from a few days to several months.

These furnished accommodation units are in no way intended to constitute primary or secondary residences, and it is therefore prohibited to establish residence on the premises, whether continuously or intermittently. The client undertakes to maintain a valid primary residence throughout their stay.

No commercial, artisanal, or professional activity may be carried out on the premises. This contract cannot be considered a hotel contract in the sense that the characteristic services of such contracts are not provided; the services offered are not included in the price and are only available as optional extras, allowing the client to stay independently.

Booking a stay implies prior acceptance of these general terms and conditions of sale, regardless of the sales channel, which prevail over any previous terms or possible general purchase conditions.

The Client acknowledges having been provided, prior to booking, in a clear and understandable manner, with these general terms and conditions of sale and all information listed in Article L.221-5 of the French Consumer Code.

The Client declares having read and accepted these general terms and conditions of sale prior to booking, and if the sale was conducted online, by ticking the box provided for this purpose before proceeding with the booking, as well as the terms of use of the website "www.kleidos-bnb.com."

Unless proven otherwise, the data recorded in the IT system of www.kleidos-bnb.com constitute proof of all transactions concluded with the client. The client is informed that their IP address is recorded at the time of booking.

House rules are available in all our residences, either via display or in a dedicated binder for self-service.

Any malfunction or damage must be reported upon arrival; otherwise, the client is presumed to have received the accommodation unit, furniture, and equipment in good condition.

Booking

All bookings are nominative and cannot be transferred to a third party, whether free of charge or for a fee. Given the nature of the services provided, bookings made by the Client are not subject to the right of withdrawal in accordance with Article L221-28 12° of the French Consumer Code. The contract is definitively concluded upon booking, except for cancellation possibilities provided in these conditions.

1.2 Standard Booking

Booking an accommodation unit in an LCMK residence is only valid after written confirmation of the booking by LCMK, along with the general terms and conditions of sale previously accepted.

Moreover, for a booking to be considered firm, full payment is required at the time of booking, excluding tourist taxes and security deposit.

Payment must be made by valid credit card (Carte Bleue, Visa, Eurocard/Mastercard, American Express accepted) for the duration of the stay.

1.3 Non-Refundable/Non-Exchangeable Booking ("NANR")

Given the preferential rate, no cancellation, exchange, change of date or guest, or refund can be made for a NANR booking. Article 2 provisions below do not apply. No refund will be issued in the event of no-show.

Regardless of the reason or timing of the cancellation, a fee equal to the total cost of the stay, including any additional reserved and invoiced services, will be retained. For NANR bookings, full payment is required at the time of booking, and the booking is only considered firm after full payment has been received.

2. Cancellation or Modification of Booking

2.1 Before Arrival

2.1.1 Full Cancellation Conditions

Stay of 1 to 27 nights:
100% refund up to 10 days before arrival at noon (GMT+1).
50% refund up to 5 days before arrival at noon (GMT+1).
Beyond that, the stay is non-refundable.

Stay of 28 nights or more:
100% refund up to 30 days before arrival at noon (GMT+1).
Beyond that, the stay is non-refundable.

These conditions only apply to bookings referenced in 1.2.

2.1.2 Partial Cancellation Conditions

Any modification of stay duration, date, accommodation type, number of occupants, or initial location confirmed is considered a partial cancellation.

Stay of 1 to 27 nights:
100% refund up to 10 days before arrival at noon (GMT+1).
50% refund up to 5 days before arrival at noon (GMT+1).
Beyond that, the stay is non-refundable.

Stay of 28 nights or more:
100% refund up to 30 days before arrival at noon (GMT+1).
Beyond that, the stay is non-refundable.

To be valid, any cancellation (partial or full) must be notified:

To LCMK if the booking was made directly with LCMK, either by email or via the online booking system if booked through this channel (“www.kleidos-bnb.com”).

To the service provider used at the time of booking.

2.2 During the Stay

2.2.1 Early Departure

For stays shorter than 4 nights: 100% of the stay will be charged for early departure.

For stays of 4 nights or more, the following penalties apply:

No fee if departure is notified at least 28 days in advance;

50% of the remaining balance if departure is notified less than 7 days in advance;

30% of the remaining balance if notified between 7 and 14 days in advance;

15% of the remaining balance if notified between 15 and 27 days in advance.

Due to discounted rates based on stay duration, LCMK informs clients that shortening the stay may result in price adjustments from the first night.

2.2.2 Extension

Rates for additional nights will be recalculated based on the current rates at the time of extension. Extensions are subject to unit availability and do not retroactively trigger discounts.

For stays longer than 28 nights, an accommodation contract will be signed per Article 4.1.

3. Arrival

Accommodation units are available from 4:00 PM (local time), with early check-in possible subject to availability and extra charge.

3.1 Arrival Procedure

Full payment is required at the time of booking. Two days before arrival, a security deposit of €300 will be requested to cover possible damages or disturbances.

A link will be provided to deposit the security amount, which is not charged and does not affect the client’s card limit.

A valid credit card is required.

Foreign clients, including EU nationals, must complete a police registration form at check-in, with ID verification. Failure to complete the form is a valid reason to refuse the booking.

3.2 Security Deposit

A security deposit is required prior to arrival and key handover. It may cover unpaid stays, damages, cleaning fees, or replacement of missing items.

4. Stays of 28 Nights or More

4.1 Accommodation Contract

For stays of 28 nights or more, a separate accommodation contract will be signed upon arrival.

4.2 Required Documents

Valid passport or ID card.

4.3 Inventory

An inventory will be conducted at check-in and check-out.

5. During Stay – Departure

5.1 Occupancy

The number of occupants is predetermined. Changes are treated as partial cancellations.

Children under 2 stay free, with crib and baby kit availability subject to residence.

5.2 House Rules

Clients must respect house rules. LCMK may enter units for cleaning and safety inspections.

5.3 Transfers

In exceptional cases preventing occupancy, LCMK may offer a transfer to another residence or refund amounts paid.

5.4 Proper Use

Accommodation is provided in good condition and must be returned likewise.

5.5 Departure

Units must be vacated by 11:00 AM, late check-out subject to availability and surcharge. Cleaning, especially kitchen and trash, is the client’s responsibility.

6. Prices and Payment Terms

6.1 Rates

Prices vary based on booking date, stay duration, unit type, and optional services. Rates include VAT, water, and for stays under 28 days, electricity. Optional services and tourist taxes are extra. Unreasonable water or electricity use may be charged.

6.2 Payment Methods

Accepted: valid credit cards (Carte Bleue, Visa, Mastercard, Amex), bank transfer, cash (within legal limits). Checks are not accepted. Full payment is required at booking.

7. Minors

Units cannot accommodate unaccompanied minors under 18. LCMK reserves the right to refuse or cancel bookings in violation.

8. Insurance – Liability

LCMK is not responsible for:

Damage to vehicles in parking areas,

Damage to third parties,

Theft or damage to personal items in units or common areas.

Pet owners are responsible for any damage, with a surcharge for pets (maximum one per unit).

9. Personal Data Protection

LCMK privacy policy is available on www.kleidos-bnb.com and in all residences.

Internet/Netflix Use

Internet and Netflix are for personal use only. Users are responsible for compliance with law and intellectual property rights. Illegal downloads may lead to fines and imprisonment.

10. Dispute Resolution – Complaints

Staff are available to address issues. Complaints can be sent by email or registered mail. If unresolved, disputes may be mediated via CMAP in Paris. Complaints clearly unfounded, abusive, or already under review are not eligible.

Intellectual Property

LCMK retains all rights to studies, designs, models, prototypes, etc. Clients may not reproduce or use them without express written consent, which may be subject to payment.
